Almost nobody in Texas raised their ask in August—price cuts still dominate

Realtor.com’s housing inventory series for Texas, published through the St. Louis Fed as PRIINCCOUTX on FRED, shows only 2,176 Texas listings with a price increase in August 2026—down from 2,748 in July and 2,388 in June (CSV observations pulled September 23, 2026; next FRED release dated October 1, 2026).

For context from the same inventory family, price-reduced counts (PRIREDCOUTX) still printed 49,892 in August. Sellers adjusting asks downward remain far more common than sellers marking prices up.

What that means for East Texas sellers

An aggressive open price is a bet. If the market’s price-increase count is this thin, buyers have plenty of reduced-price comps to compare against a hopeful ask.
